The main beam in this photo has been altered to make room for the return. This compromises the strength of the beam and replacement/repair was required.

The bathroom fan vent terminates in the attic area in this photo. This practice can cause moisture damage to sheathing. While routing to the exterior is the preferred method, bathroom vents can terminate at the soffit vent to prevent this type of damage.

Professional inspections require professional tools. My inspections are completed using state-of-the-art equipment such as gas detector, carbon monoxide detector, circuit analyzer and moisture meter.

These photos show defect that were uncovered during inspections completed by myself.
If my inspection uncovers problems in a home, it does not necessarily mean you should not buy it, only that you will know in advance what type of repairs to anticipate. A seller may be willing to make repairs because of significant problems discovered by the inspector. If your budget is tight, or if you do not wish to become involved in future repair work, you may decide that this is not the property for you. The choice is yours.
