This damaged chimney flashing could cause water to enter the living space causing damage to the structure and interior of the home.

The yellow arrows in this photo show an active leak in the attic area. I detected moisture in other areas of this attic with a Wagner moisture meter.

Moisture Meter:
When conducting a complete inspection, a moisture meter is used to determine the moisture content in walls and ceilings. Using a moisture meter can help to determine if stains are a result of existing plumbing and/or roof leaks.

These photos show defect that were uncovered during inspections completed by myself.
If my inspection uncovers problems in a home, it does not necessarily mean you should not buy it, only that you will know in advance what type of repairs to anticipate. A seller may be willing to make repairs because of significant problems discovered by the inspector. If your budget is tight, or if you do not wish to become involved in future repair work, you may decide that this is not the property for you. The choice is yours.
