What Is A Michigan Home Inspection ? - Grounds

Driveway- Asphalt, Gravel or Concrete. Notes common and Major cracks and evidence of Deterioration and/or poor drainage. Also lists need of Maintenance and if Sealant is needed. Safety features such as raised surface, settling and trip hazards.

Sidewalks- Concrete, Brick, Paver/Tile or gravel. Safety features such as raised surface, settling and trip hazards. Evidence of poor drainage.

Retaining Walls- Location and type-Concrete, Block, Stucco or Wood. Condition of wall/s and Common and/or Major cracks. Moisture issues such as drainage openings.

Grading- Condition of site, Level/ Slope Minor, Moderate, Steep/StairSteeped. General drainage conditions.

Patio- Location, type of materials used/Concrete, Brick Paver tile or Block. Condition: Common and/or Major cracks. Safety features such as raised surface, settling and trip hazards. Evidence of poor drainage.

Cover Deck/Patio/Porch- Location, Type of design- Open design/Covered Roof. Condition in relation to attachment to house and structural integrity. Earth to wood contact and possibility of moisture issues. 

Decks/Porch- Location and types of materials used/ Wood, concrete and waterproof coating. Condition of railings and steps. Evidence of poor drainage and earth to wood contact. Condition of flashing and whether or not present. condition of piers/posts/footings. 

Exterior Stairs- Location and materials used, Wood/Metal/Concrete and waterproof coating. Also lists need of Maintenance and if Sealant is needed. Safety features such as loose steps landing improper or missing railing. Evidence of moisture issues.

Tip:  To help prevent water entry in the basement area, a proper slope must be maintained. Also, downspouts should be directed a minimum of 6' away from the exterior of your home.
