Southeast Michigan Home Inspection - Roof

Roof Style- Hip/Gable/Flat-Low Slope/Mansard-Shed. Listing materials used, Asphalt/Composition shingle/Wood Shake/ Wood Shingle and number of layers. 

Roof Flashing- General condition of flashing. Functionality of flashing and listing cracks and need of repair. condition of skylights and vent caps.

Gutters and Downspouts- Type installed, Full or partial. Location of downspouts and their functionality. Proper location of splash- blocks and general drainage conditions.

Attic- Type of attic, Full or partial. Roof frame: Truss/Rafter Framing dimensions. Ceiling frame: Truss/ Joist Framing dimensions.

General condition in relation to water, ventilation and damage to wood.

Insulation- Type of insulation used and installation notes.

Tip: The typical vulnerable areas of a roof are where the roof changes direction, or where a change in materials occurs (for example, where the roof meets a chimney or a wall). On a properly installed roof, these areas are flashed.
