Southeast Michigan Home Inspector,  Plumbing

Main Line- Materials used, Copper/Galvanized/Plastic. General condition of line and location of main.

Supply Lines- Materials used, Copper/Galvanized/Plastic. General condition including test of multiple fixtures and pipe supports. Evidence of corrosion and rust. Evidence of prior repairs. 

Waste lines- Material used, Cast Iron/ Galvanized/Copper/Lead/Plastic. General condition of pipes. Evidence of rust, leaking corrosion and lack of proper supports and venting.

Fuel System- Type of fuel system, Gas Meter/Oil Tank/LPG Tank. Location of shut valve. Evidence of improper piping and or supports.

Water Heater- Location and type, Gas/Propane/Electric/Solar/Oil and size. General condition of unit. Venting, evidence of rust and burner flame notes. Adequate combustion air available. Condition of blanket and straps if needed.

Home Inspection Report Plumbing

 

Tip: Traps are provided below house plumbing fixtures and are designed to hold some water in the waste piping system. The purpose of a trap is to prevent sewer odors from coming back through the fixture drain when it is not in use.

 ITA (Inspection Training Associates) and NACHI (National Association of Certified Home Inspectors) certified.
